Booking and payment

How do I book a rental?

Pick your dates on any property page and book online, or call or text us at 941-879-9300. Online booking is open up to 12 months ahead; for dates further out, call us.

What deposit is required, and when is the balance due?

An advance deposit of 30% is due when your booking is confirmed. For most properties the remaining balance is due 60 days before arrival. Your rental agreement lists the exact schedule.

What is your cancellation policy?

Cancel 90 or more days before arrival for a full refund. From 89 to 61 days before arrival, 30% of the rent is forfeited; from 60 to 30 days, 50%; and within 29 days, 100%. Registration and association fees are non-refundable.

Is there a security deposit?

Yes. Quotes include a refundable damage deposit, returned after checkout if there is no damage. Subtract it from the quote total to see your final cost.

What fees are added to the rent?

Typically a registration fee, a departure cleaning fee, Florida and county tourist taxes, and at some condos an association application fee. Every fee is itemized in your quote before you pay.

During your stay

What are check-in and check-out times?

Check-in is at 4:00 p.m. and check-out at 10:00 a.m. unless your confirmation says otherwise.

What is the minimum stay?

It depends on the island and building. Most Longboat Key rentals require at least 30 days, and some condos 60 or 90 days; our Lido Key homes rent weekly. See our monthly and seasonal rentals guide for each community.

Are pets allowed?

Most of our condos do not allow pets because of association rules. A few homes, such as 232 S Boulevard of the Presidents on St. Armands, consider pets with approval and a pet fee. Each listing shows its pet policy.

How many guests can stay?

Each listing shows its maximum. At Beachplace, for example, two-bedroom condos allow up to four guests under association rules.

Is Wi-Fi included?

Yes, every property has Wi-Fi, and most monthly rentals also include cable, water and electric.

Are beach chairs provided?

Many properties include beach chairs, and at Beachplace staff set up chairs and umbrellas on the beach every day.

Do I need to apply to the condo association?

Several gated communities ask guests to complete a short lease application before arrival. We send you the form and help you through it.

The area

Which island is best for a monthly stay?

Longboat Key is quieter and ideal for a month or a season, with long uncrowded beaches. Lido Key and St. Armands are walkable to shops, restaurants and the lifeguarded Lido Beach, and many homes there rent weekly. See Longboat Key, Lido Key and St. Armands.

What is the nearest airport?

Sarasota Bradenton International Airport (SRQ), typically 20 to 35 minutes from our rentals. Tampa International is about an hour and a quarter north.

When is the best time to visit?

January through April brings dry, mild weather and the busiest season. May and October to December are warm, quieter and easier to book.

Who will I deal with during my stay?
